The Senior Freeze reimburses eligible residents for property-tax or mobile-home park fee increases on their principal residence. For 2024 applications, the program has been rolled into a single, combined application that also covers the ANCHOR and Stay NJ tax-relief programs. That means you only have to file once to claim multiple benefits.

To qualify, you or your spouse/civil-union partner must have been 65 or older as of December 31, 2024, or receiving federal Social Security disability payments by that date. You must have owned and lived in your home since December 31, 2021 (or leased a site in a mobile-home park since then) and still lived there on December 31, 2024. The home must be your main residence and subject to property taxes. Income thresholds apply: your total annual income must have been $163,050 or less in 2023 and $168,268 or less in 2024. Vacation homes, rental properties and multi-unit buildings are not eligible.

Because 2024 is the application year, you’ll use your 2023 and 2024 income to determine eligibility. Applications must be filed by October 31, 2025. If you’ve received a Senior Freeze in the past, note that income limits have changed but your base year is preserved as long as your property hasn’t been reassessed. A one-time exemption allows you to keep your base year even if you exceed the income limit this year, but future eligibility resets if you continue to exceed the threshold.
